About the building The reconstruction project of the building in Katoļu Street 9 was developed by architecture company ‘’AB Studija’’, which has designed the reconstruction of the office building in F. Sadovņikova Street 39, which was awarded as the third best office building at this year’s contest ‘’New Projects’’. The building is being restored on a plot with an area of 1425 m2, located opposite to Klusais dārzs (Silent Garden). Klusais dārzs obtained its name in 1990, initially having been called Kiev Park. The garden was established in 1960 in accordance with a project by Krišjānis Barons. The park’s area is 4.7 ha. On the 1st floor of the building, premises of public nature (commercial premises) will be located. From floors 2 to 6, 24 apartments with areas ranging from 31.3 to 69.2 m2 will be constructed. Four to five apartments shall be located on each floor. In apartments with windows facing the courtyard, they will be designed in the French balcony style. The courtyard will be greened and landscaped. Painted decorative plastering shall be used for external finish of the building. Granite and wood shall be used for internal finish of the premises of common use. Constructive solution: foundation - pre-fixed with monolithic reinforced concrete; walls - brick fortified with a monolithic concrete framework, filled with stone wool for heat insulation. Heating: central heating connected to JSC ‘’Rīgas siltums’’ heating system Ventilation solution: forced suction in the kitchen and WC areas, natural air flow. Finish level: • Interior plans have been developed and wall constructions have been built for all apartments; • Interior work has been completed for all apartments; • Walls - painted, tiles in the WC room, partial tiling in the kitchen area; • Flooring - high-quality laminate in the dwelling premises, tiles in the WC room; • Ceiling - drywall panel, on a level with the standard electrical wiring, which can be changed in accordance with the client’s wishes (unless it has already been completed at the moment of purchase of the apartment); • Kitchen furniture and appliances are installed; • Fully equipped WC rooms; • A heating system will be developed and radiators will be installed; • Wooden entry doors with fittings will be installed; • Water supply and sanitary equipment connection to the apartment; • Fully completed electrical wiring works; • The internal finishing works shall be performed by the developer, coordinating them with the potential apartment owner.
